About PeakMade Real Estate
PeakMade Real Estate is a leading third-party property management company headquartered in Atlanta, Georgia. With a national presence across the United States and Canada, the company manages a diverse portfolio spanning student housing, multifamily units, and an emerging sector in co-living spaces.
With a distinct focus on third-party management, PeakMade delivers end-to-end operational services, including marketing, sales, accounting, and more, for asset managers and investment groups.
“We are one of the largest third-party management companies in the country, especially on the student side [...] We’ve got a full array of operations—sales, marketing, accounting, you name it—we’ve got it here.”
Explains Tyler Holmes, Digital Marketing Manager at PeakMade.
The Situation: The Crowded, Competitive Market
Critical to PeakMade’s success is its ability to drive strong leasing performance, particularly in the student housing sector, where pre-leasing, well in advance of the academic year, is the norm.
But, in high-density rental markets like Austin, Texas, competition is fierce.
“It's getting cutthroat for what people are offering—what rates and specials they're doing, and what amenities they're providing.”
PeakMade knew, with ongoing intelligence on how rivals adjust their rates, deals, and availability, Holmes and his team could assist their sales teams in getting the best possible leads, at the lowest cost—by arming them with actionable market intelligence.
The Challenge: Manual Monitoring and Regulatory Constraints
But keeping track of competitor pricing and availability was a slow and manual process. Teams had to scour each competitors’ website to collect data—a labor-intensive, and often inconsistent, effort.
“We needed a way to streamline how to collect information… and allow our teams to be more efficient when making decisions on our specials and rates."
Making matters more complex were legal and regulatory changes in the U.S. housing industry. In the wake of lawsuits like the RealPage case, many property managers became increasingly wary of sharing pricing data over the phone.
This climate made it nearly impossible to rely on traditional outreach to gather competitive intelligence. Retrieving competitor data from their websites, then, became essential.
The Solution: Visualping and Analyzer
And then PeakMade discovered Visualping.
“We were looking for a tool to provide us a more automated view of how our competitors are adjusting their rates and specials.”
“I tested Visualping, and saw it was pretty nifty on how it could analyze a web page, and give us a detailed analysis—especially using more conversational AI.”
Reducing Alert Fatigue with Targeted Alerts
Visualping’s AI feature, Analyzer, available on the Solutions plan, surfaced meaningful competitor updates—such as price changes and floor plan availability—while filtering out irrelevant changes, like photo swaps or SEO tweaks.
“Analyzer is able to pinpoint the exact information we need to change.”
This is because, when a change occurs that matches PeakMade’s custom criteria of what they care about, Visualping automatically flags those updates as important.
This was critical for PeakMade’s workflow. By flagging meaningful changes, the team knows when to allocate their attention to the alerts, and when not to. Analyzer reduces alert fatigue, helping them save time processing alerts.
“The biggest thing is the time savings. By using Analyzer, we’ve been able to get back 8 to 10 hours of our time in the workday.”
Scaling up with More Intelligence, Less Noise
Visualping’s automated change detection and targeted alerts have allowed PeakMade to scale up their competitor monitoring processes.
PeakMade has a ton of properties, and each of these properties have 5 to 10 competitors. Even though the sites vary significantly between each other, Analyzer is still able to distinguish, across the varying pages, the information they need.
"Analyzer reviews each of those unique pages, and identifies the old and new rates.”
And, by only receiving relevant alerts, PeakMade is now able to track its approximately 375 competitors, many of which have different floor plans, on separate web pages.
“We were concerned our team would get tons of notifications that are just false updates. But, now it only takes them maybe 30 minutes to an hour [to review], with the Analyzer information displayed.”
Unexpected Wins
While Visualping was initially implemented for competitor tracking, the tool has also proven useful for uptime and CRM monitoring. With an API pushing data from the CRM to public websites, Visualping now helps ensure accuracy and detect website outages.
“It allows us to check to see, daily, if there are any updates to our websites… Or if the APIs pull in the right information over.”
This unexpected benefit has helped PeakMade implement internal checks and balances.
“We've been able to use Visualping to keep an eye on that. If anything goes down… we get real-time notice of our sites.”
Results: Speed, Precision, and Strategic Clarity
With Visualping, Holmes and his team have built a modern, scalable system for market intelligence.
Weekly email summaries deliver floor plan pricing and availability updates across hundreds of competitor sites. Marketing and sales teams can reallocate focus where it matters most—based on real-time insights from Analyzer. Strategic decisions are faster and better informed.
“So, we're now getting real-time updates from competitors’ sites… without our teams having to go and manually check. They’re getting it in an email, and they can enter it in, and have it flow in automatically.”
And the support?
“The team has been great. Bethel's been very helpful, especially with getting these more customized prompts, and pushing for Analyzer to get what we need out of it.”
